dingbat Twin Pines Housing Trust (TPHT) is currently accepting applications for downpayment grants to help qualifying buyers purchase a home in Vermont. In exchange for the grant, the buyer would agree to share their appreciation with future generations in order to keep the home affordable to the next buyers. The maximum grant amount is $44,000, or 20% of the purchase price of the property, whichever is less. TPHT expects grant funds to become allocated in June and issued in July. dingbatGrants of up to $40,000 are available from time-to-time for income-qualified persons to help make a downpayment or purchase a home on the market in Vermont.  Grants subject to availability and can be used in Vermont only.  Please click here for a summary sheet about the grant program.

dingbatHomebuyer's Class. Twin Pines strongly encourages all homebuyers, especially first-time homebuyers, to take a homebuyer’s class. Completion of such a class is required to buy some of the homes in our program. We will accept only classes that are offered by the following providers. dingbatDelinquencies and foreclosures remain low in community land trusts!  TPHT’s homeownership program is based on the community land trust (CLT) model.  This model offers low to moderate income households the opportunity to buy homes at prices substantially below market rates.  In exchange, homeowners agree to limit the appreciation they receive when they sell their home in order to keep it affordable to future generations of buyers.  CLTs provide pre-purchase education and support that prepare families for homeownership, and after purchase, CLTs provide ongoing stewardship services to homeowners for as long as they own their homes.  Survey results show that CLT homeowners were over 8 times less likely to be in the foreclosure process as compared to conventional homeowners.
