Delinquencies and foreclosures remain low in community land trusts for 2009! TPHT’s homeownership program is based on the community land trust (CLT) model. This model offers low to moderate income households the opportunity to buy homes at prices substantially below market rates. In exchange, homeowners agree to limit the appreciation they receive when they sell their home in order to keep it affordable to future generations of buyers. CLTs provide pre-purchase education and support that prepare families for homeownership, and after purchase, CLTs provide ongoing stewardship services to homeowners for as long as they own their homes. As of March 2010 survey results show that CLTs continue to substantially outperform conventional housing when it comes to both foreclosures and delinquency. CLT homeowners were over 8 times less likely to be in the foreclosure process as compared to conventional homeowners. Read more here.
