Project will include community gardens, open space, and a play area
Twin Pines Housing Trust is planning to build a new, 30-unit rental complex on Sykes Mountain Avenue in White River Junction, VT. The project will include 30-unit apartment building with parking underneath, community gardens, a play area, and open space on this 6-acre site. A second phase of 12 townhouse-style apartments is also being discussed along with the best way to access and protect nearby Lily Pond.
This $8 million, mixed-income project is being developed in partnership with Housing Vermont (www.hvt.org). Units will be available based on household size and income as a percent of the area median income (AMI) for Windsor County, which is $73,200 for a family of four in 2016.
- 24 units for households at 50% – 60% of AMI
- 3 units for households at 80% of AMI
- 3 units at market rate pricing
Twin Pines has been meeting with the Hartford Department of Planning and Development for feedback on the preliminary plans and hopes to submit a formal application for a building permit in early 2017.
Project funding sources typically include low income housing tax credits from the Vermont Housing Finance Authority and support from the Vermont Housing Conservation Board. Gifts and grants from individuals, businesses, and foundations will also play an important role in funding this new affordable housing community.
